Annual Meeting

Date: March 12, 2005

Social Hour from 9:00 - 10:00 a.m.

Business Meeting from 10:00 - 1:00 p.m.

Presentations by guest speakers:

Inter-Canyon Fire Rescue - Bill Lucatuarto: Chief Lucatuarto gave his usual informative overview of the Inter-Canyon Fire Rescue interspersed with great humor. The newly acquired tanker was available for inspection by the homeowners after the meeting, and a new heavy rescue vehicle should arrive later this year. The remodel of Station 1, located on S. Turkey Creek Road should start this year. The toxic and explosive dangers of meth labs in the area are a real concern to firemen and policemen, and homeowners were warned to contact the police and firemen if any suspicious suitcases or garbage bags are found on their property or in the neighborhood. Do not open them. The Inter-Canyon Fire Rescue is well staffed with volunteers, has a large auxiliary, and an active youth group. However, new members are welcome.

Homestead Water Co.- Norm Lewis: Mr. Lewis reviewed the water issues this past year including quality and digging a new well next to the one that collapsed on Ault Lane. It is deeper and produces twice the water as the old well. Water rates have not increased since the 80s and the surcharge was only added in the 1990s to cover the cost of water testing. However, the cost of drilling a new well and the increasing costs of testing will necessitate an increase this year of $1 or $2 per 1000 gallons, probably in June.

Jefferson County Sheriff?’s Office - Randy Barnes: Deputy Barnes spoke to the group about mail theft and ways to prevent it, including using the drop box for outgoing mail and getting a box at the post office or purchasing locked mail boxes for incoming mail. Another topic was identity theft, which was discussed at length. The Sheriff?’s Office will be holding a seminar on identity theft in the near future, and we will post the time and place on the chalk board at the entrance to the Homestead on Mariposa Drive. He also left handouts, which can be obtained from Jerry Kroninger (303) 697-5980.



December 12, 2004 and February 27, 2005 Minutes approved as written.

Architectural Committee: David Hatch reviewed the requirements to be followed by homeowners in submitting requests for additions or changes to their property, including that the HHA Board of Directors?’ approval is only good for one year. If the work is not completed within that one year, then another approval is required.

Maintenance Committee: Sean Riley reviewed the work that has been done over the past three years in replacing all of the street signs. This work is now complete. The Homestead Water Company also repaired and painted the pump house at the entrance to the Homestead from Rt. 285. There are no plans at present for maintenance projects.

Water Committee: No report given above by Norm Lewis.

Treasurer?’s Report: S.T. Womack passed out copies of the Treasurer?’s report covering the period from January 1, 2004 to December, 2004. After discussion it was moved and seconded to accept the report, and was unanimously accepted. There are only five homeowners who have not paid their dues for 2005. They will receive second notices.

Social Committee: Peggy Timmons reviewed the activities of her Social Committee this past year including the refreshments for the HHA Annual Meeting, the combined Annual Picnic with Golden Meadows, and the car show.

Old Business: Brenda Wasielewski from the Colorado Forest Service was invited to speak at the meeting. Unfortunately, at the last minute she was required to attend a controlled burn near Colorado Springs. However, if any homeowner is interested in having their property surveyed for fire mitigation, contact Sean Riley to get Brenda?’s number.

New Business: Three of the HHA Board members have served their terms and are resigning at the end of this meeting. Karen Fleming, Secretary, S.T. Womack, Treasurer, and Peggy Timmons, Social Committee, have served admirably on the Board for the past several years. We applaud them for their good work. Thomas Leonard agreed to serve as the Treasurer, Brenda Simpson agreed to serve as Secretary. They were voted on and accepted unanimously by the homeowners present at the meeting. Jerry Kroninger will search for a new Chair for the Social Committee. Please call Jerry at (303) 697-5980, if you are interested.

Jerry Kroninger was informed by the President of Golden Meadows that they will not be having a combined picnic with us this summer. Therefore, after discussion it was decided to have the HHA Annual Picnic in June or July at the park, where we held it in past years. Since numbers of people from both Golden Meadows and the Homestead enjoyed a combined picnic, it was agreed to invite homeowners of Golden Meadows to join us., Bank of the West (formerly First Community Bank) has again agreed to cater our annual picnic, using Hog Heaven BBQ.

One of the homeowners at the meeting inquired about the person who is writing nasty messages on the chalk board at the Iowa Gulch and Mariposa intersection and is erasing informative messages to homeowners about HHA events. The person has been positively identified by several persons. After some discussion, a non-confrontational plan of action was agreed upon to minimize his childish actions..

The 2005 budget was presented. It was moved and seconded to accept as it. It passed unanimously.

Next Homestead Homeowners Association Board meeting is to be held April 10, 2004 at 7:00 p.m. at the home of David Hatch, 20345 Flint Lane.
