The property is surrounded on 3 sides by apartments, townhomes, commercial, R1-5 and R-3 residential, along with Tesseract School to the west and pending zoning case adjacent to Bell Road for S-R (Service Residential). The zoning request is below the density shown in the City of Scottsdale's General Plan for the area.
