Lydia Estates is a deed restricted community and is an Incorporated, Not-for-Profit entity (homeowners association) that must, in its operation, abide by the laws and reporting requirements applicable to the Florida Statues and other regulatory agencies.
The Developer of Lydia Estates was A. F. Alan Custom Homes, Inc. (AFA) who started construction in 1997. There are 146 lots sub-divided into three units:
Unit-1: has 68 lots, numbered 1-24, 60-78, 79-95, 111-114, 96-97 & 109-110.
Unit-2: has 40 lots, numbered 25-31, 54-59, 115-124, 98-108 & 125-130.
Unit-3: has 38 lots, numbered 32-53, 131-146.
The developer had jurisdiction of the Lydia Estates Homeowners Association, Inc. since its inception in 1997 until late year 2000. For an approximate one-year period, spanning 2000 and 2001, jurisdiction was given to D. S. Ware Custom Homes, Inc (DSW). As a result, that company built some homes. Subsequent to that time, control of the Association returned to AFA.
While the developer had jurisdiction, the homeowner's determined that their interest extended beyond that of the Developer's. Therefore, to address the needs of homeowners and to prepare for the turnover, the residents formed the Lydia Estates INTERIM Homeowners Association (LEIHA) -- which was an unincorporated entity.
Effective January 1, 2003 the homeowners took jurisdiction over Lydia Estates Homeowners Association, Inc. (LEHA). As of March 2004, the original sale took place for the 146th (last home), therein, completing the build-out.
Each home in Lydia Terrace (19 homes adjacent to Lydia Estates' western border along Wingate Road) has the option to individually apply for membership in Lydia Estates. As of this date, there has been no interest expressed.
