Dear Homeowners:
I would like to take this opportunity to thank each and every one of you who participated in this years Annual Membership meeting that was held on Tuesday, September 9, 2003. According to Mr. Spivey, our Property Manager, he has never experienced the voting participation in the past as he did this year.
CONGRATULATIONS!
I am personally gratified to see so many of you taking an interest in what?’s happening in our community. There?’s a lot facing us in this coming year, our biggest project being the renovation of our units siding. We are currently waiting for specifications from the engineer and will then bid the project out to 3 licensed contractors. We are as anxious to get started, as I know you are. I encourage each of you to continue to attend our monthly Board meetings that are held on the second Tuesday of each month to stay abreast of our progress.
I would also like to take this opportunity to welcome our new Board members, who bring with them an array of talent. The following individuals were elected, and I ask that you join me in welcoming them aboard.

Welcome ladies! On behalf of the Board and myself, we are looking forward to serving with you to further enrich our community and become a better place than ever to live.
I look forward to seeing you all in the up-coming Board meetings and would invite you to join a committee. We work hard, but we also have fun. This will be the first time in awhile that we finally have a full Board of 9 members. Join us and see great things happen!

Refinishing the outside of the homes in Phase III
The time is near! An engineer is preparing specifications for bid, and soon we hope to begin refinishing the outside of our homes that presently have Tl-ll with stucco. The work is slated to start in Phase III, and then the next worse phase in need will be repaired next.
As the project gets closer, the Board will notify homeowners of any special requirements that the contractor stipulates, such as the need to erect scaffolding by the walls that could put some of our plants in jeopardy. We are confident the contractor, who ever he/she may be, will endeavor to protect as many bushes and plants as possible. But the truth is, they will not all survive. This, unfortunately, comes with construction.
Please be assured that the Board will instruct the contractor to look at each unit and tell us in advance what plants and bushes need to be moved or trimmed in order to be saved. We, in turn, will notify you and; together we can establish a procedure that will help us be successful in assuring their protection.
Caring for our yards - Helpful Hints!
The immediate area in front of our units and fences is considered Common Property. The upkeep of common property falls within the responsibility of the Morganwoods/Greentree Homeowners Association.
Many homeowners take the initiative to enhance their front yards appearance by planting their own flower gardens and scrubs even though this area is considered common area. Once this is done, however, it is then the homeowner?’s responsibility to maintain these areas by weeding, replacing dead plants and keeping the overall appearance esthetically pleasing. The landscaping crew will not intrude upon your creation.
Please know that the landscaping crew will mow, trim bushes and maintain anything that has been planted by the authorization of the Board. However, the Board will not instruct the landscaping crew to maintain your personal flower gardens that have been established by you on common ground. If flower gardens are left to ruin, the Landscaping Chairperson for your Phase will instruct the landscaping crew to clean it out, after notifying the homeowner, and the Association will then plant it.
So let?’s all work together to continue to be proactive in making our units beautiful and help in maintaining the grounds.

The Board has established a New Morganwoods/Greentree Homeowners Association Procedure
One of the challenges of conducting a Board meeting is to transact all the business that has accumulated over the past month and assist homeowners with their individual needs.
Over the last year, legal matters have taken a great deal of the Boards time; and we would now like to channel our energies toward dealing with more important issues, such as:
Refinishing the Tl-ll in Phases 1, 2 and 3
Re-roofing Phase 4
Redoing the floor in Clubhouse 1
Upgrading the grounds in all phases
Addressing the needs of individual homeowners
Publishing a Homeowners Newsletter on a regular basis
In order for the board to have the time required to work through the many items on the agenda, we have made some changes as to how the meeting is conducted and formatted.
Good news! Going forward the following format will be followed:
All items on the meeting agenda will be discussed and voted on first
Any homeowner who is in attendance and has an issue that has never been reported to the Property Manager or brought before the Board will be instructed to fill out a form that requests their name, address, and problem. The Property Manager will then investigate the problem and report back to the Board and homeowner with its resolution within the next 30 days.
Homeowners who have already submitted an issue to the Property Manager or Board and have not received a resolution will then be asked to stand and restate that issue for discussion.
As stated in the last Board meeting and above, any homeowner who has a new item to be addressed for the first time should fill out a form and request to be heard at the next meeting if that issue has not been resolved.
Thank you in advance for following this new procedure. We, as a Board, are confident that it will help to insure a more orderly and productive meeting. Again, thank you for your support.

Those of you who attended the annual meeting and patiently waited for the votes to be ratified and tallied
Each and every one of you is appreciated!
There is much to be done in the months ahead and we must all band together to get it done. Your Board for 2003/2004 stands ready to roll up our sleeves and get the job done. The problem facing us didn?’t happen overnight and it can?’t be cured overnight, but be patient, be supportive and know that your interests are utmost in all of our minds. We ARE dedicated to serve you.

First, I would encourage All Homeowners to please read and know your Homeowners Association Documents, and the Rules and Regulations of the Community. Reading and becoming familiar with these Documents can answer a lot of your questions.
Second, I would like for all Homeowners who have a skill we can use to let us know. If you would provide that skill to the Association we can get a lot more done and at probably less cost than it would be if we had to go outside and obtain that skill. Please feel free to call me during the daytime and let me know. (If I am not home, leave your name and number and I will call you as soon as possible.) I will compile a list of Homeowners who can contribute, and believe me; we will be calling on you. If you can help with any project that may come up, it will help the Board and your Association by not having to spend the dollars on outside help. I asked this same question last year and am sorry to say I received no response.
Third, We have the duty to establish committees for our Community. I would like to see volunteers commit to projects we must accomplish on an ongoing basis. We would like to have your participation on our Pool, Architecture and Landscaping committees.
DOGS & CATS - Hillsborough County has a law to protect you from stepping in dog feces while walking on our lawns. You no longer need to call the police. Here is the number to call (813-744-5669). You may be issued a citation for not having your dog (s) on a lease and/or not using a pooper-scooper to clean up their droppings. Let?’s keep Morganwoods clean.
POOLS - The pools in Morganwoods are for the pleasure of the homeowners and their guests. Our pools are not for the general public. There are restrictions to age, attire, and behavior and of course no glassware or cooking permitted in the pool area.
PARKING AREAS - There is a limit (in case you are a newcomer) to the number of parking spaces allowed. You have only two parking spaces allotted to you, so please do not park in a space that does not belong to you.
MODIFICATION TO EXTERIOR OF YOUR HOME -- To make any exterior changes to your home you must have an architectural change form and the Architectural Review Board must approve the change.
