Morganwoods Greentree was incorporated on September 8th, 1971 with the construction of 53 units on the North side of Woodbridge Blvd. and East of El Dorado Drive recorded in Plat Book 43, Page 55 of the Public Records of Hillsborough County, Florida. This area was defined as Unit Number I, which we refer to as Phase I.
On December 1st 1971 an Amendment to the Certificate of Incorporation was approved by the Association adding an additional 48 units on the West side of El Dorado Drive recorded in the Public Records in Plat Book 43, Page 100. This was defined as Unit Number 1 Phase II. This completed the build out on the North side of Woodbridge Blvd.
On November 1, 1972 the Certificate was again amended and added an additional 80 Units on the South side of Woodbridge Blvd. These units were recorded in Plat Book 44, Page 65 of the Public Records. This addition was known as Unit Number 3, which we refer to as Phase III. This was a complete build out of property owned on the South side of Woodbridge Blvd., which included the property we refer to as the Boat Yard (which it use to be.)
The Certificate was again amended on September 13th, 1973, to add another 112 Units on the East side of Hanley Road. This was known as Unit Number 4, which we refer to as Phase IV and is recorded in Plat Book 44, Page 92 of the Hillsborough County Public Records.
This completed the build out of the Property known as Morganwoods Greentree Inc., and was finalized with a total of 293 Units.
LaMonte- Shimberg Developers constructed the Community with offices at 7345 Jackson Springs Road, Tampa. These developers were a very large corporation in the 1970’s and constructed most of the Town N Country area.
Our Property extends from Hazelwood Court on the West to Armand Drive on the East divided by Hanley Road, and Cluster Ave. on the North to Armand Drive and Channel G on the South, divided by Woodbridge Blvd. The property encompasses approximately 21 Acres with 65 Buildings and 293 Units. We also have 3 Clubhouses, 3 Swimming Pools and Playgrounds for the Children.
Our Community is centrally located for shopping and services. We have within 4 miles of our location, Wal-Mart, K-Mart, Target, Lowe’s, Home Depot, Grocery Stores, Strip Malls, Gas Stations and of course the well known Fast Food Restaurants. We also have a Post Office, 4 Public Schools, Churches of all Denominations, several Sports Complexes and the Tampa International Airport.
Prior to Morganwoods there was hardly anything North of Woodbridge Blvd., which was a 2-lane road, or East of Hanley, which was also a 2-lane road. As you can see the Town N Country Area has prospered substantially in the past 31 years.
In our Community we have a Board of Directors (see Neighborhood Contacts) consisting of 9 Directors who are responsible for overseeing the Association business and governing the Outside Appearance and Maintenance of our Units and the Common Areas. We have a Property Management Company whom our Board has employed to handle the day-to-day business concerns.
As you can see we are a very viable Community for the Town N Country area with our 293 Homes.
