Northlake HOA

2007 Newletter

Nov 22, 2007

Hi Neighbors,
Wow, did last year go by fast for me. Does anyone have away to slow down time? LOL
Even though the months went by really fast in 2007, we still accomplished several projects in the neighborhood. Most of the projects had to do with our Association lawyer. Matt Winton has been helping us the last four years with different legal matters and this year we worked on a few more projects. The main tasking was to try and get the three exempt lots in the neighborhood to join the association, but we didn?’t have much luck. We will just have to hope that the lots sale and the new owners agree to help the neighborhood pay it?’s bills. Matt also helped us settle the Northlake 2 phone bill issue. Northlake had been paying nine years of Northlake 2?’s gate phone cost and at $50.00 a month, that can add up quick. We were able to recover over $3000 of that bill, thanks to Matt. In 2007 Matt will be working on adopting and publishing a resolution on how the association will conduct collections efforts and apply payments on our assessment collection matters. This is something that has been needed
to be done for several years and
hopefully the association can get that accomplish this year.

Big plans for 2008?…...This will be our third year dues have been at $300, and the board is hoping to roll a couple of thousand dollars into our savings account.
We have several projects in 2008 that we would like to accomplish.
First, we need to finish the light pole and street sign project. We removed the old telephone poles last year and had OG&E install the new black metal poles. OG&E also installed two more light poles at the main gates. With all the new light poles in place, we can now start removing the old street sign poles and have the signs attached to the light poles around the neighborhood.
We are needing to do some work on the Dam area by the two lakes and also finish cleaning up the common one tree area by the spillway. This year we had 80% of the brush removed from the trees up front and will finish the rest before springtime next year. Now you can see the lakes much better from Northlake and Westlake Drive.
Looking at some street repair in 2008. Need to fill in the cracks. There?’s been talk about security camera?’s being installed at the front gate. That would be great Video to have when someone hits the gate and then takes off. Gate repair is pretty expensive and I think the camera?’s would pay for themselves in no time. The front gates have already been hit three to four times.
Another project the board needs to look at is adding a few picnic tables and Bar-B-Que pits for the park up front and maybe a kids play land. This would also give folks a place to sit and enjoy the soccer, football and softball practice that goes on year round in that area. Members have also suggested moving the white fence back to the brick area to open up the area. We will send around a vote card to see how you all feel about that.
The Neighborhood is looking great and we should all be happy and thankful that we have such good neighbors around us that like to keep their homes in such good shape. Thanks Northlake!!!

Respectfully,
Dan Crowe
