OAKS OF MONTECITO NEIGHBORHOOD ASSOCIATION GENERAL MEETING MINUTES
October 24, 2006
The Oaks of Montecito Neighborhood Association (OMNA) election/confirmation and general meeting was held on October 24, 2006 at 1516 Buena Vista Drive. The meeting was called to order by John Miller at 7:10 p.m. Host, Susan Croff, welcomed 18 neighbors to the meeting.
Welcome to David and Nicole Green! The association welcomed a new neighbor, David and Nicole Green at 1804 Cordero Court.
Update on Hickory Creek Mowing and Tree Trimming ?– October 14th and 21st
The right-of-way facing Oaks of Montecito got a face lift and looks wonderful. Between October 14th and 21st, the following neighbors performed this effort: Mike Halsema, Gary and Fern Richey, Sara Marotto and her sister Anna Cavnar, Tim and Angie Johnson, Paul Williams, and Karen Rooney trimmed trees and cut down the tall grass. It was asked that if neighbors could not volunteer time, that even the provision of equipment would be helpful. The tall grass along the fence could not be cut with a regular weed eater, but would require special equipment. It was mentioned that Keep Denton Beautiful loans equipment, and we could see if they have equipment that could handle the thick grass.
Minutes of September 25, 2006 ?– The minutes were read. Judy Weir voted acceptance of the minutes as read and Sara Marotto seconded. The minutes were approved.
Election of Officers ?– The nominations were presented to those present. There was no position with more than one nominee, and Jack Weir motioned that the slate of officers be elected as nominated. Mike Halsema seconded. The officers were approved by those present. The officers and contact information are as follows:

Treasurer?’s Report ?– Fern Richey reported that the Association has $2,945.00 and that no funds have been expended to-date. A discussion was held considering whether we would stay with North Star Bank. It was noted that North Star is not charging us any fees, and were also the only ones to allow us to set up an account prior to having all Association documentation. Now that the officers have been elected and the by-laws approved, that documentation can be presented to allow the account to be official for the Association.
Sprinkler System Report - It was reported that our neighbor with North Texas Lush Lawn Sprinklers, has verified that there is a water meter and piping, and an electric source for the corner of Hickory Creek Road and Montecito. If allowed to be done in the winter during a slow period, this entrance can be resurrected at no cost. The Hickory Creek Road and Almonte corner has a water system in place that will also need some renovation. However, this corner has been metered off of the two corner residents water and electric meters. It was noted to be a zone on each of their watering systems. An independent system could be gained by connecting the Almonte system to the meters and piping at Montecito and would cost $4,600. This would include the water piping and control wires for automatic sprinklers.
The next option would allow sprinkler heads to be placed along that piping between the two streets. This option would include 43 sprinkler heads, 9 zones, and sprinkle 35 feet from the fence. The cost of this system would run $8,400. The one factor holding up the solution is the fact that anything put into that area is likely to be torn up when the street is widened. It was mentioned that Forrest Ridge obtained a right of way permit to allow the system to be protected.
A resident suggested that we do the lower cost at this time and leave all the area between Almonte and Montecito native. Motion - This was brought as a motion by Gaye Swenn and seconded by Judy Weir. The motion was approved. Motion - It was also motioned by Karen Rooney and seconded by Fern Richey, and approved that the Association go ahead with the renovation of the water systems at both entrances.
The next step will be a planning meeting of the Association board to develop the next options.
General Session ?– The next general session will be held in the spring. The meeting was adjourned at 8:20 p.m.
