ORAM COURT HOMEOWNERS’ ASSOICIATION
Minutes of Regular Meeting
June 9, 2005

The Meeting of the Oram Court Homeowners’ Association was called to order by President, Karyl Leonard at 7:10 pm. In attendance were the following:

Melissa McGarity Treasurer
Sandy Bembenek Secretary
Tonia Cox Alternate Member
Laura Bridwell Homeowner, Unit 8
Janis Bozarth Homeowner, Unit 16


OLD BUSINESS:

Minutes of March meeting were read by Sandy Bembenek and approved.

Financial Report: Treasurer, Melissa McGarity reported the following monies in each account:

2,459.54 Operating Account
$27,646.53 Reserve Account (Money Market)
All homeowner dues current with the exception of Brian Costanza, Unit 7.

It was discussed that attempts were made to get a bid from Jade. Got a second bid of $4,500 from (J&M-Michael Tate) for carport painting. Delta was a little more expensive at $6,000.

Motion was made by Chris Vaca to accept the bid from J&M, unanimously passed (Laura & Janis abstained) provided they have insurance and are bonded. It was decided that a re-cap would be sent by email to all members.

A lien was filed against Brian Costanza for past due amounts as follows: $360 in late charges, $111 per month accrual and $30 late fee each month.

NEW BUSINESS:

* New Maintenance policy - try for 6 months. May have to hire management company.
* Make letter to homeowners
* Karyl made a motion to renew with the current CPA and the motion was unanimously passed. The income tax report has been filed but we want the CPA to review it.
* Landscaping committee in lieu of Betsy's proposal - Betsy will be asked to join.
* Need to work with Gullotto Group to trim trees as part of construction.


The meeting was adjourned at approximately 9:10 p.m.
