ROOFING MATERIALS
Last year?’s wildfire danger and water limitations facing homeowners in Riva Chase this summer have raised some questions regarding tree removal and fire-resistant roofing materials. As homeowners in the area with shake roofs investigate alternatives for replacement to comply with insurance companies and building codes but try to avoid the additional expense of structural alterations to accommodate concrete tiles, the ACC has found it necessary to expand the materials guidelines outlined in the Architectural Regulations. The following materials will be considered on a case-by-case basis. It is still necessary to obtain written ACC approval before contracting for any exterior changes to be made to your home. Please be advised that our regulations will not allow asphalt shingles.

Eaglelight?® Roofing Tiles (Recommended)
Lightweight concrete tile comes in a wide variety of colors, textures, striations, and requires none of the additional structural modifications needed for regular concrete tile. Costs less than treated wood shingles. Very natural-looking.

Gerard?™ Stone-Coated Steal Roofing
Considered on a case-by-case basis in variegated colors only. No flat colors will be approved. ACC discourages the varieties in red or green.

Lamarite?™ Slate composite shingles simulating natural slate tiles...lightweight, does not require extra structural modification.

TREE REMOVAL
Architectural Standards and Construction Regulations VI 7: Preserve and protect existing trees and rock formations. Permission must be obtained to remove any tree greater than five (5) feet tall.

Any homeowner wishing to eliminate trees of that minimum size or larger must present the ACC with a letter from the Fire Protection District recommending the tree be removed.
