Water Heater Replacement
Just a friendly reminder to South Fondren Place Duplex homeowners about their hot water heaters. Many of you still have your original hot water heaters, which makes them 18-19 years old. With winter around the corner these may begin to start failing. Inspect and possibly replace these aging water heaters. Some are starting to leak which causes yet more damage and others are filling with sediment which sometimes comes out in the water. Please inspect your hot water heater and if needed replace it before it goes out while you still have control of the process. Trying to find a plumber last minute to replace a leaking water heater is rarely a pleasure.

Washing Machine Hoses Another friendly reminder that all homeowners should inspect their washing machine hoses and the interior spigots in their laundry area. These hoses, if deteriorated can burst at any time, usually when least convenient. There are hoses available that are burst proof and can be obtained at local home improvement stores.

Car Wash
Your parking spot is not a car wash. Washing Cars for profit is not allowed per rules and regulations. Please adhere to this policy.

Bylaws Rules & Regulations
The Board of Directors is currently working on updating our ?“BR&R?’s. This process continues. We are currently reviewing the first draft and while we hope to have this ready to present to the homeowner?’s soon, this is one project that cannot and will not be rushed. It must be done to an extremely high standard and the Board takes this endeavor very seriously. We appreciate your patience.


Neighbor Relations
Living in a tight knit community like South Fondren Place with 50 units side by side, occasionally requires a friendly reminder that your neighbor matters. While the Board receives very few neighbor complaints, they do crop up from time to time. It is imperative that we all try to get along as best as we can. Be aware of your surroundings. If your dog barks a lot, solve the problem. If you are going to be noisy for a few hours, warn your neighbors. Keep your area clean. If a problem persists the Board encourages everyone to be reasonable and talk to each other and try to resolve the issue on your own. There is nothing worse than having the Board of Directors caught between two neighbors over an issue that could have been resolved if cooler heads prevailed. Be reasonable, none of us really lives alone here in South Fondren Place.

Delinquent Homeowner?’s Assessments
Just to report that out of 50 units, we are currently experiencing ~35% delinquency here in South Fondren Place. That translates to ~17 units. The board is working diligently to resolve this matter. While the economy continues to confuse even the best of us, we urge everyone to insure that they do not fall behind in assessment payments. Getting behind only makes it more difficult to play catch up, especially if legal action becomes necessary. In any event, the Board watches this particular issues with a keen eye and we hate to see any homeowner fall behind in their financial obligations to the community.

Cats and Dogs
As many of your have noticed South Fondren Place homeowners love their pets. Most of you do a fine job in keeping control of your pets and everyone appreciates it. However, there are a few homeowners who need some reminders. If you have a litter box on your patio, please insure that it is cleaned out often and regularly. The stench from a litter box does travel and we have had complaints from time to time. It would obviously be better if litter boxes were kept indoors and not in areas that can cause odor issues. As far as dogs go, most of you are not cleaning up after your pooch. We continue to encourage everyone to do this. Urinating dogs have besieged some of our grassy areas and some areas have been damaged as a result. Please use your better judgment and give the grass a break.

Judgments Settled
It is now official. The judgments against delinquent assessment payments pursued through the fiscal year have resulted in over $12,000.00 settlements.

Election Time
Current Board members were re-elected for a 2nd
term. South Fondren Place is always looking for a few good volunteers. It is not always an easy task but can be very worthwhile and fulfilling.

Budget Time
The Board completed working on the South Fondren Place Budget for 2006. Soon it will be posted on this web site.

Tree Trimming
The landscaping company over the summer removed several trees and will soon be starting our annual tree-trimming project. They will be pruning back most of the trees in South Fondren Place. Please work with them as they go about this annual task.

Trash Bins
We have had a rash of broken glass in the complex the last few months. Please be careful as you empty your trash. It?’s only a matter of time until someone gets cut, or has tire damage, so please be courteous.

Road/Sidewalks:
Several Pot holes and sidewalks have been repaired.
