When you acquire property in The Shores you automatically become a voting member of the Shores Homeowners Association. All owners are also members of the Lakefront Association, which oversees the lake and related properties.
The Association, a homeowners association, is a non-profit mutual benefit corporation. The operation of the Association is governed by the Shores Covenants, Conditions & Restrictions (CC&Rs). As a common interest development, the Association is also governed by the State of California regulations applying to corporations and homeowners' associations. The Davis/Sterling Act combined most of these various regulations.
You receive copies of The Shores CC &R's and Bylaws when you become a member. These documents spell out your responsibilities, rights, and obligations as they relate to the Association and its properties. It is very important that you familiarize yourself with them.

The Shores is a planned unit development.The complex is located at 8000 Kroll Way within the city limits of Bakersfield. The development borders on the eastern side of a 3.60 acre, man made lake and consists of one hundred and seventeen residential townhomes. The development was built in three phases beginning in 1983. The entire development is built on approximately 17.55 acres.
