Get to Know Our Wonderful Neighborhood!

The Taft Canyon neighborhood is located southwest of the City of Fort Collins, in unincorporated Larimer County. It is bordered on the south by the Cathy Fromme Prairie, a large natural grassland open space owned and maintained by the City and featuring a wonderful meandering bike path through the prairie dog villages along Fossil Creek. The eastern boundary is South Taft Hill road and the northern boundary is County Rd 38E, which leads west to Horsetooth Reservoir, or east to Harmony Road.

There are 233 custom-built single family homes in Taft Canyon, and one undeveloped lot. Development was started in the early 80’s and completed in three phases by the late 90’s. All residents are part of the Taft Canyon Master Homeowner Association and are governed by various covenants, depending on the location of their lot.

Our association gathers equal dues from all members (currently $87 per quarter) to maintain the common areas including the greenbelts, natural open spaces, streets, lighting, fences and drainage features. Faith Property Management is our association's managing agent, and an elected board of directors and various volunteer committees oversee certain matters. Our association hosts a Spring Cleanup, a Garage Sale and a Summer Picnic each year, which are open to all members. Several times a year, our board mails homeowners a newsletter with updates on various neighborhood issues.

OUR TAFT CANYON HOMEOWNERS ASSOCIATION

A TALE OF TWO WEBSITES

Currently, we have two websites associated with our Taft Canyon neighborhood. Each serves a unique purpose for our homeowners.

The one you are currently visiting at Neighborhood Link is more of a community gathering spot, where you can access our neighborhood discussion forums, news updates, annual meeting minutes, event calendar, and association contact information. The second website is maintained by our managing agent, Faith Property Management. It is more of a business tool. Here, you'll find financial and budget information, by-laws and covenants, and the form that must be submitted before you make any modifications to your property. You must enter a pass code to enter this site, due to the nature of the information. TAFT CANYON COVENANT REVIEWS

There are two neighborhood covenant reviews each year, once in the spring and once in the fall.

Common covenant violations that are reported by homeowners and observed during these reviews include:

-Excessive and/or high weeds in ditches (high being greater than 6 inches)
-Trash receptacles consistently in view from the street over several days
-Vehicles that are “dead” in driveway or street (unregistered and unmoved or unmoved over several days due to flat tires, disrepair, etc.)
-Motor homes, RVs, or large commercial vehicles that are unmoved for 3 or more days

Violations cannot be reported anonymously. A letter regarding the violation will be sent to the homeowner’s address, with a follow-up visit and a phone call to the homeowner(s) as part of the remedy.

Fortunately, we have incredible overall covenant compliance, and almost all of the “violations” that are reported are handled with consideration and ease. Thank you for your ongoing attention to and support of our neighborhood covenants!
