About Us

Traditions at Christiana was built in 2006 and from the beginning set a course to adopt best practices for a homeowners association.  After a community survey of skills, Traditions set up volunteer committees to monitor the transition of governance from developer to owners.  The Engineering Committee monitored infrastructure construction.  The Audit Committee audited the transfer of financial records from the developer's management company to the resident homeowners association.  A Legal Committee reviewed all documents related to self-governance and a Management Committee pursued negotiations with the developer to fund the depreciation of assets included in the Capital Replacement Account before the developer exited the project.

Traditions consists of 99 single family homes situated on 47.5 acres of land previously used a farm land.  Approximately 25 of these acres is open space and common areas.  The site includes a 1 acre wet pond and a half acre dry pond to manage extraordinary rain run-off.  The Wildlife and Environmental Committee has installed Bluebird nesting boxes to encourage these voracious consumers of insects to populate the community.  This Committee engages in ongoing resident education on living harmoniously with native wildlife.

Traditions is governed by an activist Board of Directors that oversees and supplements the work of our management company and contractors.  The work of skilled Board members and a large number of volunteers help to hold down the monthly assessments from residents.  Traditions embraces long-range planning that takes into account the maintenance and replacement of streetscape trees and all commonly held capital assets.  

The core of Tradtions' Mission Statement is the enhancement of real estate values.  Sharp focus on Architectural Guidelines, including curb appeal, maintaining Gold Star status with the Community Associations Institute and constant repair and replacement of Reserve Study assets supports the quick re-sale of properties in the community.
