We are delighted to have you as a new neighbor in our community. Vista Royale, located in the planned community of MetroWest, consists of seventy homes and was established in 1993 by ABD Development Company, a local developer.
We are happy to share with you that Vista Royale has a very active Home Owner’s Association. In accordance with the Declaration of Protective Covenants and Restrictions for Vista Royale, a Board of Directors has been elected by the Homeowner’s Association, of which you as a property owner have become a member. You should have received a copy of the Declaration of Protective Covenants and Restrictions during the closing procedure of your home. If you did not receive a copy please notify one of the Board members listed below for a copy
In an effort to familiarize you with the Board, please accept this letter as an introduction to the Vista Royale Homeowner’s Board of Directors. The Board members are as follows:

In addition to the Board members, Vista Royale has retained Sentry Management, Inc. to assist in the management of Vista Royale. The Vista Royale Homeowner’s Association Board of Directors governs Sentry Management, Inc. The Homeowner’s assessments are an initial fee of $600, plus an annual fee of $800. However, the assessments may be paid quarterly in installments of $200 per quarter. Sentry Management is responsible for the bookkeeping and accounting of the dues and annual budget. The Property Manager for Sentry Management is Katie Thompson. Katie is a great resource to guide you through the complexities of settling into your new home. The Board of Director’s mission is to maintain and increase the value of each home within Vista Royale. The ARB’s goal is to preserve the architectural integrity of the neighborhood and to support appropriate requested changes for all homes within the community. Therefore any modification to the lot or the exterior of your home must first be approved by the ARB. For example, if you wish to repaint the exterior of your home, you must first contact the ARB for approval of the colors you have chosen. If you should desire a satellite dish, it is necessary that you contact the ARB for approval of its location, prior to installation. Please also be advised cars are not allowed to be parked on the street.
Once you have established a move-in date, please call Bob Haven to be added to the directory at the gate entrance. Bob will also issue your gate code to give to the different services that you may require. Keys to the walk gates will also be provided, if needed.
Trash is collected each Tuesday and Friday, yard waste is collected on Wednesday and pick up for recyclable waste is on Friday. Trash, yard waste and the recycle bins should be placed at the end of your drive, no earlier that 5 PM the night before pick up. Please remember to take in the recycle bins on a timely basis after pick up on Friday. On non-trash pick up days all the aforementioned containers must be stored so they are not visible.
Maintenance of your home and lot is of primary concern. To maintain the beauty of the community, it requires each and every homeowner to take pride and be involved. It is the responsibility of each homeowner to establish routine maintenance for the exterior of their home and the landscaping of their yard. Power wash and paint your home as required. Schedule weekly lawn cutting and edging. Weed the flower and landscape beds as necessary, trim shrubbery to keep the plants contained and trim palm trees of dead fronds to maintain a manicured appearance. Replace plants that may be failing or have died. If you find your schedule keeps you too busy to personally do the work, contact Courtney Fleming or Barbara Reitz for the names of maintenance contractors.
To sustain consistency throughout the neighborhood, the oak trees located between the streets and the sidewalks are maintained by the Association. Therefore your monthly dues will contribute to the cost of the trimming and care of the trees. Although the mailboxes are the responsibility of each individual homeowner, the Association administers the painting of the mailboxes, again to maintain a consistent appearance throughout the neighborhood.
Please be sure to familiarize yourself with the entire Declaration of Protective Covenants and Restrictions for Vista Royale, as this letter only highlights some of the more immediate concerns residents encounter upon moving to Vista Royale.
