Rules and Regulations

1) Be considerate of your neighbors. Quiet hours are from 10:00pm to 9:00am. After 10:00pm, DO NOT wash clothes, vacuum, use the dishwasher, listen to loud stereos and televisions. Quiet hours should be 10:00pm to 9:00am.

2) Barbecues are not permitted on the patios/balconies that require fuel to light charcoal. Electric starters should be visible at all times. No fire pits or Tiki torches permitted.

3) Bicycles and large toys are not permitted on the balconies. Hanging laundry after 6:00pm is not permitted on the patios/balconies.

4) Hallways, front and back stair entrances must be kept clear of all personal items. Shoes, trash bags, toys etc. are not allowed in these areas. Smoking in the hallways is prohibited at all times. Hallway windows must be maintained by the homeowners and should be closed during inclement weather.

5) Pets are to be on a leash at all times when outside their unit. Owners are responsible to pick up after their pets. Dog waste is to be bagged, tied and put in a dumpster. Patios and balconies are not to be used as a dog run. There is a strict limit of two pets per unit. As of January 1, 2007, dogs are to be limited to 40 pounds.

6) No hanging bird feeders are allowed on balconies/patios. Homeowners do not feed your pets outside and please do not feed the wildlife.

7) Vehicles displaying “Truck”, “Taxi Cab” or “Limousine” license plates or those vehicles Classified/defined by manufacture as trucks cannot be parked in the lot.

8) Repairing vehicles and changing of vehicle fluids is prohibited at all times. Owners will be charged for damage to parking areas caused by leaking fluids. The Board reserves the right to remove offending vehicles at the unit owner’s expense.

9) Washington Square vehicle stickers are required each year for each vehicle parked in Washington Square, one assigned spot per unit. A twenty-five dollar charge for each additional sticker.

10) There will be a $500.00 move-in / move-out fee. $450.00 may be returned after inspection and management provide with a copy of your homeowners insurance. These units are designed to house only one family. This is a maximum of four adults.

11) Garbage must be is a sealed plastic bag. Removal of appliances, construction material, and furniture is the responsibility of the unit owner. It is not to be placed in the dumpsters. Any expenses incurred will be charged to unit owners. Garbage pick-up is on Thursday, holidays moving this back one day. Recyclables are picked up every other Monday. Nothing is to be left outside of the dumpsters.

12) Homeowners doing remodeling should contact Waste Management and arrange for a waste container, failure to make proper arrangements to remove garbage will result in charge back to homeowner of cost to do so.

13) All homeowners must provide neighbors with 48 hour notice when it is necessary turn off the water or electric during repairs.

14) There is a $150.00 security deposit for the installation of all satellite dishes. This is required and prior approval from the Board. Satellite dishes may be installed on the roof at the cupola and lines must run through attic.

15) “For Sale” signs can be displayed from any window of a unit. Signs are not allowed in the
16) common area.

17) Upon request, management will provide homeowner’s with the architectural form for window replacement. Replacements are to be approved by the Board prior to installation. As of January 1, 2007 all new windows installed must be white.

18) 18) Architectural forms need to be filled out and board approved for storage bins on patios/balconies prior to purchase. Planters on balcony railings are permitted if properly secured and approved by the board.

19) 20) Hardwood or laminate flooring installation will require prior approval from the board. If a noise situation occurs Board may require carpeting to reduce unwanted noise.

20) All windows which require screens should have uniform screens in their unit.

21) At no time should a homeowner/renter take it upon themselves to provide building maintenance or lawn maintenance and expect Association to reimburse them. All repairs and improvements must be Board approved and work to be managed by the Board.

22) Effective July 1, 2003 any unit sold in Washington Square must be occupied by the new owner. There will be a moratorium on any new rental units; if the unit is now rented, it may continue but no new rentals after July 1, 2003.

23) Children and guests are the responsibility of the homeowner.

24) The monthly maintenance fee is due on the first of each month. A late charge of $50.00 is applied to all payments received after the 10th of the month. Homeowners owing monthly maintenance and/or fines over 60 days will be referred to an attorney for collection. Owners will be responsible for all attorney fees, court cost and any other expenses incurred to collect monies owed the Association.

25) Homeowners must provide the Association with proof of insurance annually.

26) Board meetings are held on the third Monday of each month at the Village Hall at 7:00pm. Include Address?

Violations of these or any other rules will result in a fine of at least $50.00 and as much as $1,000.00 per occurrence. Continuing violation occurrences will result in legal action at the homeowner’s expense.

Regarding Rental of Units

1) Effective July 1, 2003 there will not be any new rentals in Washington Square if the unit is now rented it may continue.

2) Management is to be provided with a current copy of a lease for each unit, also provide name and age of each legal occupant and vehicles belonging to that unit. There will be a move-in/move-out fee of $500.00 with up to $450.00 refundable

3) Homeowners that are renting their units will be required to run criminal background check on potential renters and provide results to management.

4) Homeowners must purchase additional stickers for their renters and make sure they park in their assigned spot or be subject to tow.

5) Homeowners who rent must provide management with insurance information as well as for renters so as to hold other homeowners harmless.

6) Homeowners who rent must provide a copy of Washington Square Rules and Regulations to renters and also provide a signed copy for management to acknowledge that they will abide by the rules of the Association
