- What are the monthly association fees? $115.00 monthly
- What do these fees cover? lawn and landscape maintenance, insurance on common areas, exterior insurance (condos only), security system monitoring, garbage pick up, pest control (exterior of units and clubhouse), pool maintenance, clubhouse maintenance, exterior maintenance (condos only).
- Are there rules governing the association? Yes, and every resident is responsible for reading, understanding, and following the rules. If you are buying a condominium or townhouse, make sure your Realtor or closing attorney supplies you with all documents. You will be responsible for following the association rules and the penalties for ignoring them can be costly.
- Who runs the association? The association is governed by a board of directors elected by the homeowners. All of the board members are homeowners and are uncompensated for their work. The board members volunteer in order to insure that the neighborhood's needs are met and the property value is protected. It is the responsibility of each homeowner to serve the community in some way by serving on the board or volunteering for work on one of the many committees.
- Who is responsible for the upkeep of the interior of my home and all services connected to my home (phone, electricity, plumbing, heat and air, etc.)? YOU ARE
- Can I make changes to the exterior of my unit? NO. If a change is necessary, you can submit your concerns to the board and if a change is needed to protect the integrity of your building, it will be considered and a decision made by the board of directors. Making changes to the exterior of the building without approval can result in fines or more severe penalties.
