As a member of a planned neighborhood development association, we each have the benefits of sharing common ammenities and of living in a nice home in a neighborhood the quality of which we mostly determine. Within a community like ours we have collective responsibilites. As a homeowner here, your purchase automatically entitles and obligates you as a member of the Association. The Covenants, Conditions and Restrictions is the document that describes the entitlements and obligations.
You received a copy of the CCR's when you purchased your home. If you did not receive one you may obtain one by contacting the responsible party from whom you purchased your home. You will also find a copy under the community links section of the WG Neighborhood Link hompage. If you are renting your home, you are still bound by many of the CCR terms and rules. You should familiarize yourself with the CCR's. The CCR's make our neighborhood possible. Every homeowner association has one. It is a comprehensive definition of the Association's right and owner's rights, of administration, member property and voting rights, maintenance and assessments, duties and powers, use restrictions, architectural controls, protection and other provisions.
Your home is probably your biggest investment. Because of the common design elements and proximity of our homes to one another, additions and improvements made by one neighbor can affect the property values of the rest of the neighborhood. To this extent, common interests will affect what you can do with the exterior of your home. Protections are given to us within our CCR's as architectural controls. Any changes you want to make outside your home that will be visible from any other place in our neighborhood, whether from the street, sidewalk, or from your neighbor's window, must be approved by the Architectural Review Committee. The management of Williams Glenn includes management of our physical assets, money and other resources, contracts and liabilities. When you pay your HOA dues each year the money goes toward the maintenance and replacement of funds for our exterior lighting, trees and landscaping, pond maintenance, legal and accounting expenses and the payment of contracted businesses. A copy of the budget is voted on at the annual meeting and is provided to all homeowners.
The Board of Directors is made up of unpaid volunteer homeowners to conduct the business of the association. They meet frequently throughout the year to review and make decisions regarding finances, common area maintenance, legal issues, committee proposals and many other issues affecting our neighborhood. The Board is elected for a two-year term during the annual HOA meeting. The Board offices are elected by a vote of the Board at a Board of Directors meeting. All homeowners are encouraged to participate on the Board of Directors and to communicate with the Board on a regular basis.
