The Association is organized to provide for maintenance, preservation and architectural control of the residential Lots and Common Areas within the Windermere Ridge Subdivision.
The Association may exercise all of the powers of a nonprofit corporation under the Colorado Nonprofit Corporation Act, the Colorado Common Interest Ownership Act and the laws of the State of Colorado in effect from time to time and may exercise all of the powers and privileges as set forth in the Declaration of Covenants, Conditions, Restrictions, and Easements for Windermere Ridge, applicable to the property and recorded or to be recorded in the office of the Clerk and Recorder of Arapahoe County, State of Colorado, and as the same may from time to time be amended as therein provided, said Declaration being hereby incorporated herein by reference as if set forth at length.
The Association is a membership corporation without certificates or shares of stock. The members are the Owners of residential lots in Windermere Ridge subdivision. There is one membership and one vote for each Lot owned. Members may vote in person, or by proxy executed in writing by the member or their authorized attorney. Cumulative voting for directors is not permitted.
