There's nothing more frustrating than opening a violation letter. The first thing to do is evaluate the violation - is it truly a violation? If it is, correct the problem immediately, don't ignore the warning. If you feel the violation notice is in error, call management to express your point of view. You may also write a letter protesting the violation or request to address the board at the next meeting.
The biggest mistake an owner can make is failure to correct the problem and not communicate with the Association. This type of action could lead to possible fines if not corrected or resolved.
If you have a watering problem in your yard the best thing to do is call management with specific details. When leaving a message include a phone number you can be reached at. If the problem isn't resolved within a reasonable amount of time, report it again. You are the best set of eyes for your lawn and the Association counts on its owners to report sprinkler problems wherever they see them. Association dues are due on the first of each month. A late fee is charged after the 15th. Late fees cannot be ignored, if unpaid the late fee becomes a balance on the account. If any balance remains unpaid after the 15th, a late fee is charged each month until it is paid in full.
The Association now provides an Auto-Pay program that is well worth taking advantage of to help avoid late fees. Many owners are now utilizing this free program, no longer paying late fees.
*Just a thought* A late fee of $15 x 12 months = $180. Thats $180 you could spend elsewhere! Something to think about...
