Understanding The Windsor Walk Homeowners Association:
This will be a column that will run each time we publish this newsletter. Its propose is to help everyone better understand the month to month operation of this community.
UNDERSTANDING THE BOARD OF DIRECTORS RESPONSIBILITYS

THE PROPERY MANAGER RESPONSIBILITYS
Here is a brief description on the responsibility’s by law, of each officer of the Windsor Walk Homeowners.
President: 1.Over see the Board of Directors 2. Attend all board meetings two required by law each year.
3. Main contact for all managment
Vic President: 1.Attend all board meetings two required by law each year 2. Substitute for the President in times that President is not able to perform his responsibilitys.
If no property manager is hires the following would be the responsibility of the:
Secretary: 2.Attend all board meetings two required by law each year. Keep the records and minutes of the Assocaition.
Treasure:1.Attend all board meetings two required by law each year. 2. Maintain the finacial records of the Association.
A special note: The Property Manager:
(This is a summarized version of the actual contract between Windsor Walk and Leland Management)
1. Agent is to maintain the Association’s records, files and books of account in good order: be the custodian of the records, all minutes of the board meetings and files of the Association.
2. Assist the Board in objectively reviewing all Association matters and providing recommendations
3. Agent shall prepare the mail notices, proxies, ballots and agendas for the Annual meeting.
4. Maintain the Associations funds and pay all obligations of the Association.
5. Attend the two required legal meetings of the Association, the Annual meeting and the Budget meeting. In addition all meeting requested by the contract of the Association for the propose of organization
6. Negotiate and present to the board for approval all contracts for maintenance and all other necessary services, which the Association shall deem advisable.
7. Oversee the quality control and site inspection of all units and grounds of the Association and advise the on how to proceed. This will include notifying all violations to each homeowner.
8. Agent must have the responsibility to require and enforce the maintenance and repairs on individual units as outlines in the Association convents and restrictions.
9. Agent must handle all complaints and request for services from the homeowners and advise the board on how to proceed.
10. Shall provide emergency repairs when there is a danger of loss of common property.
11. Handle all notices and mailings to the residents in regards to Association business
12. Be the main contact between the Associations Attorney in regards to all collection matters. Which will include, but not limited to liens and foreclosures.
All Directors can call for board meetings at anytime. At that time they can conduct any and all normal Association business. They must notify all Directors and the property manager with the requested date, time and location and notice the meeting to the public. It is considered a legal meeting if there is a majority of the board, with the Windsor Walk Association, that would be two.
