Wonderland Hill Five is part of the Wonderland Hill neighborhood in North Boulder. It was developed in the 1970s by a developer who created a unique blend of residences and open space. Sitting next to the foothills, Wonderland Hill has access to miles of trails.
The neighborhood includes Wonderland Lake which was the early site of the Polar Bear Plunge, an event for hardy souls who dived into the water on New Years Day and started by an eccentric Norwegian who lived in Boulder and then Nederland. The event has since been moved to the Boulder Reservoir.
Access to the lake was preserved when Wonderland Hill was developed. Original plans called for homes along the lake's shore, but an agreement between the City and the developer gave the developer alternative land for development, thus preserving access to the lake to all residents of Boulder.
All property owners in Wonderland Hill V are automatically Members of the Home Owners' Association with the rights and obligations included in the HOA Declarations (covenants). There are 43 homes in the Wonderland HIll V HOA, of which 6 are "attached dwellings." The purpose of the covenants is to maintain the attractive and comfortable environment we enjoy in our neighborhood.
An annual meeting of homeowners is scheduled during the first quarter of each year and homeowners are encouraged to participate.
This website is maintained for the benefit of WH 5 homeowners. Residents may not post advertisements or business-related communications. Homeowner names, phone numbers, and email addresses are not included at this site to protect privacy.
Here are a few key items from the HOA covenants:
1. Each owner has one vote in HOA matters.
2. Exterior renovations, remodeling, or any changes to the exterior of a home (including re-painting, fences, landscaping, etc.) require the approval of the Architectural Control Committee. An application and plans should be presented to the Committee in advance of work to be done. Earth tones are the generally-accepted colors in our HOA.
The Committee is comprised of homeowners from the HOA. Inquiries to the Architectural Control Committee should be sent to any member of that committee who are identified on the HOA's letterhead (see a newsletter for further info). An application must be completed for architectural changes; the form appears under "Documents" on this web site.
