-- Meeting called to order at 6:45 p.m. by President Brian James.
Meeting Report:
I. Approved by common consent were Financial Reports & the Board-endorsed 2009 Budget (presented in the form of handouts with verbal summary provided by Rea Tinsley):
A. Balance sheet from 12/31/08 shows total assets of $7,331.44
B. Income for 2008 was $10,890 which covered expenses for same amount. All 66 homeowners paid their dues for 2008.
C. Budget for 2009: $10,890
II. Garbage Proposal: Rea Tinsley reported on the estimate from Waste Industry. Various homeowners wanted more clarity on that estimate and they requested that other companies provide comparisons with a one-year guarantee. It was stated how 75% of the homeowners would need to agree before any break in price can be accommodated. These quotes are to be submitted to the homeowners by mail for their vote on whether or not to proceed.
III. Covenants Decision: After some debate and in accordance with the Board, it was agreed upon by consent of greater than two-thirds present not to make any changes in the Covenants. Therefore, the Covenants are to be sustained as is for another 10 years and the By-laws will remain as is unless changed at a later date.
IV. A passionate plea was presented by about five neighbors concerning the failure of proper upkeep at rental properties with the addresses of 602 and 604 Creekview Drive. The Board was commissioned to pursue all steps necessary, including taking the people in question to court if lesser initiatives to resolve the problems have failed. The neighbors asked to hear back from the board as to what action is being taken. This will be done after each board meeting until the desired response is effected.

Woodington Board Proceedings:
The meeting was called to order at 6:30 p.m. by former President, Brian James, at the home of George Padgett.
The December 8, 2008 Minutes were approved.
The January 20, 2009, Minutes from the WHOA meeting at Horizon Church on Butler Road will be approved by email within the next few days of this Board meeting.
Meeting Report:
1. The Board agreed to endorse Kristine Lynch as the Board replacement for Dan Graham who decided not to serve in 2009.
2. 2009 Board officers were elected as follows: Kristine Lynch – President; Kristin Decker – Vice-President; John Hopkins – Secretary; Richard LaCroix – Treasurer; and Jeff Atkinson – Maintenance Director. Architectural Committee: Brian James and Geoerge Padgett.
3. Welcome Committee: Volunteers will be sought, including through next newsletter. Board members will assist as needed.
4. Rea Tinsley presented information on bids from garbage pick-up companies, and she was asked to be sure to get a written quote from Waste Management.
5. 2009 Budget: An adjustment will be made related to utilities but the total amount of $10,890 will remain intact.
6. Annual dues: 11 homeowners have not yet paid but they have until March 15 as the final deadline.
7. Rental Properties on Creekview Drive: Follow-up will be pursued through a letter, and if necessary a communication from an attorney, and then the last resort will be taking the owner to court.
8. Spring Yard Sale: Set for March 28, Saturday, 8:00 AM to possibly 1:00 p.m. Jim Brockman will be asked to coordinate this effort with possible assistance by Dan Graham.
9. Rea will return to inspecting homes regularly by next month. She will send letters where compliance is needed, and copies will be sent to Board members by email.
10. Rea will attend Board meetings on a quarterly basis plus will be present at the annual WHOA meetings.
11. $50.00 was approved for sending to Horizon Church for hosting the January 2009 meeting.
12. The next official mailing by early March 2009 will include: a) Newsletter; b) Annual Meeting Minutes; c) Ballots related to common garbage pick-up company; and, 4) Newest architectural form.
13. NEXT MEETING: March 30, Monday, 7 p.m. at Jeff Atkinson’s home.
14. The Board thanks Brian James and David Sikkelee for their faithful volunteer service in 2008!

Woodington Board Proceedings:
The meeting was called to order at 7:05 p.m. by President Kristine Lynch, at the home of Jeff Atkinson.
The February 16 2009, Minutes were approved.
The January 20, 2009, Minutes from the WHOA annual meeting at Horizon Church were distributed to all in attendance.
Meeting Report:
1. Complete treasurer’s report for February was unavailable and email copies will be sent to the Board as soon as possible.
2. Those on delinquency list for unpaid annual dues have until April 15, 2009, to pay their dues and late fees. After April 15th, the board will have Babb & Brown send out possible lien notices if those homeowners don't comply. The delinquency list will be reviewed at the next Board meeting.
3. A flier will be sent out to homeowners promoting the Spring Yard Sale that has been moved to Saturday, April 18, 8:00 a.m.
4. A March 24, 2009, inspection was accomplished of Woodington homes by Rea Tinsley of AMG. The list of homes needing attention was reviewed and three action items were agreed upon: a) A letter will be mailed to several homeowners; b) the Greenville County Sheriff’s Dept. will be asked to monitor our streets more often due to stop signs being ignored and a theft of garage items; and, c) a meeting will be arranged by AMG of board members with the Babb & Brown Law Practice so that the Board understands what is called for should we prosecute legal action with regards to the chronic cases noted on the inspection list. By common assent, the $300.00 expense for the cost of this legal counsel was approved.
5. Trash quotes were examined by the Board with two companies coming out on top: Waste Industries and Waste Management. It was passed that a ballot be forwarded asking homeowners to vote on their choice and if they endorse having one company to serve our community. 75% of the homeowners will need to agree.
6. Up to $85.00 was approved for Jeff Atkinson to purchase and install new lights for the Woodington entrance.
7. A Welcome Committee has not yet been chosen and volunteers are needed. Meanwhile, Board members can assist with this responsibility.
8. In response to Ray Wedlake, there will be a communication made to all homeowners about the change made from Dan Graham (elected at January annual meeting to Board) to Kristine Lynch (elected as a replacement by the Board). In addition, Kristine will make sure that approved Minutes will be posted on the Woodington website.
9. It was noted that the newest architectural form has been publicized in the latest newsletter.

The meeting was called to order at 7:10 p.m. by President Kristine Lynch at the home of John Hopkins.
The March 30, 2009, Minutes were approved with one minor addition.
Meeting Report:
1. Treasurer’s Reports through March were approved.
2. It was noted that liens will be drawn upon two homeowners whose annual dues are past the grace period of April 15th.
3. Kristin Decker will present a ballot on trash quotes to be mailed to all homeowners so they can vote on their choice. Hopefully, a consensus can be voluntarily achieved.
4. Property issues: Lights are working well; sprinklers need monitored so that flowers are watered regularly along with the entrance grass.
5. Nine or so homes participated in the April 18th Spring Yard Sale. We thank Jim Brockman and Dan Graham for their oversight of the promotion and details.
6. Kristine Lynch and John Hopkins reported on their April 20th meeting with Attorney Everette H. Babb of Babb & Brown on West Butler Road in Mauldin. Rea Tinsley of AMG was also present. From the meeting, the following action items were suggested and were approved by the board: a) A landscaper will provide a quote on the properties in question so that they can be brought to an acceptable level of appearance; b) Attny. Babb will then send a letter with the quote, and if no work is done, a lawsuit will be prosecuted conditional on an August 29th homeowners’ meeting; c) and, legal expenses will initially be borne by WHOA.
