• Meeting called to order at 7:10 p.m. by President, George Padgett

Secretary Kristine Lynch gave a summary of the past year. It was read as follows…
The Board voted that the basketball hoop that is on county property will be left alone.
The board had Woodington books audited. We were quoted in the thousands to have our books audited, we voted to have a homeowner with her CPA audit the books for free. The board voted to give her $150.00 in gift cards for her services.
I wrote a check to Woodington Homeowners Association to close our old checking account. This allowed AMG to open a new checking account for us. They now pay our bills and do our taxes.
The Backyard Fence/Deck Company through AMG was sent a letter expressing discontent with how they conducted business in Woodington. The Backyard Fence/Deck Company neglected to have the utilities marked when they installed a fence in Woodington. They also had no survey, which led to the holes being dug 3 feet on a neighbor’s property. They also did not pay another neighbor for the repairs needed to an invisible dog fence that they broke while digging the holes for the fence posts. We strongly recommend that all homeowners have a survey of their plot done prior to fence installation.
Another homeowner installed a fence without the approval of the Architectural Committee. The AC visited the home and gave them two weeks to make the necessary corrections to the fence. The fence did not follow the typography of the property. The situation was not corrected within the two week time frame. AMG sent a letter, and the homeowners complied by fixing the fence.
The Board discussed the fact that seven homeowners had not paid their dues by the March 15th deadline. The Board voted at next meeting to place liens on the two homes that had still not paid. One homeowner paid the dues and the other eventually paid $240.00 in dues.
Kelly’s irrigation fixed the front irrigation pipes again (on 5/21/07) for a cost of $105.00. A recent water bill was *$595.51*The front irrigation always needs constant monitoring by board members.
The board worked all year to bring the rental properties into compliance with the covenants. We are still working with the owner of two rental properties.
AMG has worked with the board to keep records and to contact the homeowners that are not maintaining their properties.
All homeowners can expect a notice from AMG that their dues of $150.00 will be due on or before March 15, 2008.
• Starr Hammond from Association Management Group spoke about the capabilities of AMG. She explained the 2007 budget to the community. Starr also talked about the steps that are taken when people in a community don’t pay their dues.
• Dave Sikkelee gave a treasurers report. He talked about the 2008 budget. The budget for 2008 will stay the same as 2007. However Dave mentioned a budget proposal for the year 2009. It includes a dues increase of $15.00. The dues increase will build a reserve for Woodington. Starr explained further why an increase would be beneficial for our community.
• The floor was opened for new board members to be nominated. The following were voted in by written ballot as board members by twenty homeowners, Dave Sikkelee, Brian James, Kristen Decker, John Hopkins, and Ron Taylor. Nancy Reubish will remain as the welcoming committee, and George Padgett will serve on the Architectural Committee.
