Woodington Homeowners Association
(Board Meeting Minutes: June 18, 2007)

Quorum present? Yes

Proceedings:
• Meeting called to order at 6:35 p.m. by President, George Padgett
• April meeting minutes were approved

• Meeting Report:
Discussion began with reviewing the special meeting on May 24, 2007. The meeting was held at the Mauldin Senior Center and the topic was the annexation on Woodington into the city of Mauldin.
Many homeowners are in favor of annexation and the board will begin getting the appropriate signatures from homeowners. The benefits seem to out weigh any drawbacks that have been discussed. The main complaint seems to be about the leaf debris that may scatter around the neighborhood. The board feels that the debris is for a short period of time and hopefully won’t be a big issue.
We discuused that the fence on Southfield, it has been corrected.

Kelly’s irrigation fixed the front irrigation pipes on 5/21/07 for a cost of $105.00.

Action: Jess will get a quote from Kelly’s to extend our irrigation in front of the Woodington fence on both sides of our entrance.
A homeowner has expressed that they want to install an in ground swimming pool. Dave Sikkelee and Kristin Decker will be talking to the homeowners.

Board recommends that AMG proceed to place liens against two homeowners for non-payment of homeowners dues. MOTION to place lien; seconded and passed unanimously.

Board discussed that we haven’t received any letters from AMG notifying us that they sent letters to Baltz and the Backyard fence Co.

Action: Kristine to contact AMG and inquire about the status of the letters.

In closing the Board will begin getting the annexation petition signed. All board members signed the petition at the meeting.

Next board meeting has not been set.

September Minutes

Quorum present? Yes
Others Present: None

Proceedings:
• Meeting called to order at 7:15 p.m. by President, George Padgett
• June meeting minutes were approved

• Meeting Report:
Meeting began with the board discussing the damage that a Charter cable truck created by parking at the front of Woodington. It appears they have damaged a sprinkler head and formed a large hole.
ACTION: Brian James to contact Charter cable and ask them to pay for the damage.
Annexation
The board has not collected enough signatures for the annexation to go forward at this time. The board decided to give the petition to the Mauldin city administrator so he can speak with homeowners who have concerns about annexing.
Rental Properties
AMG has had the lawyers send letters to the landlords. However the landlords seem to not want to put the amount of money into the rentals properties that is required to make these rentals look nice.
Board will contact AMG to see what else can be done.
Community Flyer
A willingness to serve letter for new board members needs to go out in early October. A homeowner’s flyer needs to be sent in early December to inform homeowners of annexation results and to announce the annual meeting.
ACTION: Kristine to create flyers for all homeowners.
