The property behind the woodlands has been sold. It will be developed.

The woodland homeowners have the unique option of allowing 150 townhomes or 150 homes to be developed in the section.

Some people think that if we drag our feet or ignore the situation the property will magically stay unused.

This is far from the actual situation.

It is in you best interest to get involved and find out what the options are and what some possible solutions are.

The group I am working with thinks that the townhomes are the best option. Only 150 townhome could be built. Thats IT...forever. The rest of the woods would remain part of the woodlands forever.

I personally know that if the the townhomes are not approved I will be putting my house on the market for sale.

Well the 1st thimg I have to say is Oscar atleast has the guts to give his name I think anyone who wants to stay anonymous should not even bother.

I am a Builder. I live at the end of Woodlands Ave. I have discouraged several builder from building there (Westminster, Jones Co, Phillips just to name afew.) I was at metro this morning doing some title searchs and as of 6/17/2002 the woodlands property has not been sold.The only property tranfered was to metro for water towers. If you can give me the name of the group that bought this land I probably know them and I will find out therr intentions. If you would like to discuss it with me I will be glad to talk to you about it at 394-8706.

I have confronted Hitt on 2 ocassions when he had a buyer with him and after he left the buyer knocked on my door he wanted to know what I knew about the hill. Which is alot I ran tests on the lots up there 4 years ago and Hitt is being completly untruthful to the buyers about the depth of rock on the hill he is telling them it is 7 to 10 feet deep when it is actually 8'' to 3' deep.

I did not mean to imply that the property has recently been sold. What I meant was that Hitt owns the property.

To say that no one will build in that area is crazy. It happens all the the time.

At Saturn in Spring Hill we blasted a 60 foot hole 1 mile long by 1/2 mile wide in order to build the plant. Rock can be moved. Look at the homes over on Edmonson pike. The top of the ridge was blasted away.

Rock is not an issue to slow down development. More expensive yes...but it can and will be done at the Woodlands.

You are right it can be developed.Townhomes for any builder would be the most feesable.They could keep a prifit margin of 23 to 27% this a builder no matter how large or small can survive on. With single family homes they could only make at most is 13% a builder cannot stay in business on 13%.The reason they will only make so little is becuse of development costs. by the time the land is developed the cost of each minimal lot will run $40,000.00 to $50,000.00 ea. I have done a feesability study on this and it just wont work. Sure someday someone may build up there but I do not see it in the near future.
