Arbor Pointe's Community consists of 102 units. The original builder was U.S. Homes. The Association was turned over to the homeowners in the spring of 1981. Management Specialists has been the managing agent for the community since April of 1991.
Arbor Pointe Condominium Association is a sub-association of the Lake Arbor Master Association, which has it's own Board of Directors. The Master Association is responsible for the maintenance of the pool, hot tub, tennis courts and tot lot. The other communities in the area that also belong to the Master Association are Arbor Estates and Lake Arbor Village Town Homes.
The Arbor Pointe Condominium Association carries insurance on the common areas and a Directors and Officers Policy on the Board of Directors. Homeowners are responsible for purchasing homeowner's insurance for their own units. (Homeowner's insurance covers the interior of the unit and its contents.)
The condominiums have three trash dumpsters: one near the 5550 Building; one near the 5580 Building, and the third one is near the 5690 Building. Waste Management removes trash every Monday, Wednesday, and Friday. If the pick up day falls on a holiday, trash is removed the following day.
It is every homeowner's responsibility to maintain all doors, screens, and windows in their units. All water heaters, air conditioning units, furnaces, and any other appliances that are within a unit are also the homeowner's responsibility to maintain or repair.
In addition, it is every homeowner's responsibility to read the Covenants and Rules and Regulations so they are aware of the restrictions that apply to the community. These restrictions are enforced to maintain property values and the overall quality and appearance of the community.
Homeowners should not have anything other than patio furniture and/or BBQ grills stored on their patios. Nor should homeowner's store anything under the stairs.

The management company is on call twenty-four hours a day, seven days a week. All emergency calls are paged to an employee of Management Specialists, Inc., after business hours (8:30 AM - 4:30 PM, Monday through Friday).
Please leave your name, telephone number, the name of your Association, and the nature of your emergency. The person on call is not in the office and cannot respond to covenant violations or assessment questions.

Our neighborhood contains single-family homes, condominiums, and town homes. To ensure that the needs of each type of home are met, there are four associations within our neighborhood: 1) The Lake Arbor Village Master Association, Inc. (aka: the Master Association), 2) Arbor Estates Association, Inc. (single-family homes), 3) Arbor Pointe Condominium Association (condominiums), and 4) Lake Arbor Village Homeowners Association, Inc. (town homes).
All three of the latter associations are members of the Master Association. This means that members of the condominium association are also members of the Master Association; members of the town home association are also members of the Master Association; and members of the single-family home association are also members of the Master Association.
The Arbor Pointe Condominium Association maintains the grounds and building exteriors for the four condominium units. The southeast corner of the condominium property also contains a few of the Lake Arbor Village town homes. The Arbor Pointe Condominium Association does not make decisions regarding these town homes; the Lake Arbor Village Homeowners Association, Inc. does that.
The Master Association maintains the clubhouse, pool, hot tub, tennis courts, and the tot lot. It also maintains the green area on the north side of 80th Place and the privacy fence that backs the single-family homes along 80th Place. The Master Association has a separate Board of Directors comprised of homeowners from the single-family homes, the town homes, and the condominiums. The Board of Directors for the Master Association meets the second Wednesday of every month at 6:00 PM in the clubhouse. All homeowners are encouraged to attend the monthly Board Meetings.
The Lake Arbor Village Homeowners Association, Inc. maintains the grounds and building exteriors for the town homes, including the ones on the condominium property. The town home Association has a separate Board that meets monthly.
The Arbor Estates Association, Inc. is in charge of covenant violations within their community as well as Architectural Control and trash removal. There is one common area fence that the Association maintains; it backs the single-family homes along 80th Avenue. All homeowners in Arbor Estates are responsible for the maintenance on their homes as well as snow removal.
The Arbor Pointe Condominium Association Board of Directors is comprised of five condominium homeowners. Their terms vary from one to five years. During annual meetings, which occur in November, condominium homeowners elect other condominium homeowners to the Board to fill any vacant positions. The Board of Directors is responsible for making decisions that benefit the condominium community as a whole. The Arbor Pointe Condominium Association Board of Directors meets the second Wednesday of every month at 7:00 PM in the clubhouse.
