About Papago

Our community is comprised of 216 one-, two-, and three- bedroom, single and two level townhomes. The first units were built in 1982 by Cavalier Homes.

PPV is located in beautiful North Tempe. Amenities include 3 pools, RV/Boat storage lot, and Papago Park directly across the street with its equestrian, bicycle, and jogging trails. The park also has a softball field and basketball court. The Rio Salado project is a reality now with boat lauching on the Tempe Town Lake and horse rental availability. PPV is also the closest community to the 100 million dollar Rio Salado Project and the newly filled Tempe Town Lake. Just sitting in the park created there is a treat!

PPV is located only 1.5 miles from Arizona State University, home of the Sun Devils and 5.5 milesfrom Mesa Community College. PPV is close to Mill Avenue in Tempe which features many restraunts and shops. It is also close to the Scottsdale Fashion Square Mall which features anchor stores such as Nordstroms, Dillards, and Nieman Marcus. Stop by and see PPV!

Association Assessments/ Insurance

Association monthly dues will remain the same for 2005; Insurance premiums for the common areas provided by Farmer's Insurance are also remaining stable. If you have a problem contact Jomar and not the insurance company because by covering small claims within house and not reporting anything except major claims the Board has been able to avoid either huge increased or losing our insurance carrier. The insurance assessment is billed separately and is not part of the monthly assessment. Notices are being sent out and the payment from each owner is due before the end of 2004.

Collection Agency

Homeowners who become delinquent for monthly assessment, or have fines imposed will be contacted by our private collection agency. Results so far have been excellent. The agency collects to money at no cost to the association as the costs involved are borne by the person owing the money.

Monthly meetings are held 6:30 p.m. at Jomar Management Company. Open session for the homeowners are held if any homeowner has an issue to bring to the Board. Please call Jomar and confirm dates and times.Phone(892-5222) Fax:(480)892-4333. Annual meetings are held in November where elections and discussions take place.

We encourage active participation from any homeowner. The board is still seeking out homeowners to form committees to advise on issues that will be beneficial to PPV. Please contact the Board via Jomar if interested.

Our Property manager is Jim Mowery (480)892-5222. Please do not hesitate to call or write about any issue at PPV. All letters that are addressed to the Board are read at the next monthly meeting. The Board urges any homeowner that has issues that are not being addressed promptly by Jomar, to come to the next monthly meeting and present them there.

Rules & Regulations

Homeowners and their tenants must read these and know they are being enforced. Every lease must have a copy attached.

Termites

Papago maintains a contract with Arizona Exterminators to insure against termite infestation. This company will respond but does not hunt for them at all 216 buildings. Therefore homeowners must be on the watch for tell tale "soda straws" which appear on interior or exterior walls. If you see one, call Jomar and report the location. This company will also write a termite clearance report free of charge for anyone needing one for sale of a unit. Please report any termite sightings to JOMAR
